Our average drawing sets for renovations & repairs range from 900$-3500$ with a turn around time of 7-14 business days.


New construction sets from 3000$-8000$ with an average turn around time of 7-21 business days.

At S&EE we value transparency.  Our billing structure is designed to cover the average cost of drafting and engineering for projects. With one licensed engineer overseeing everything, our hourly rate is set at $225/HR. This includes both drafting and engineering labor, ensuring your project gets the attention and expertise it needs, all in one simple rate

 

Revision Policy:

- Your feedback is vital. You are entitled to one set of client comments resulting in revisions upon plan review.

- Submit comments cohesively through the client dashboard or schedule a phone call with our engineer.

- Additional change requests will incur extra fees, subject to client approval.

- Building Department requests will be assessed individually, taking into account the specific nature of the request and determining responsibility for addressing the comments.

Opting for this ensures peace of mind, knowing that you won't face unexpected extra expenses when requesting revisions to your design plans. Whether you need to tweak the design, change products, or gather additional information that requires adjustments, we've got you covered.


And here's the best part: this invaluable service is available for just 20% of the total cost of your design plans.


Engineered Plans:


New construction set over 1000 SQ FT

 - Engineered Drawings:

 - $2.00 per sq ft if existing architectural drawings are provided on a CAD file

 - $2.50 per sq ft if no drawings are provided, accounting for drafting labor

 - Additional Fees for Mechanical, Electrical, and Plumbing on Plans:

     - 2 hours each for mechanical, electrical, and plumbing shown on plans, totaling 6 additional hours at $200/hr

 

 *Please note: We do not provide HVAC-related engineering.*


New Design Build Under 1000 SQ FT is subject to hourly pricing  up to 10 hours.


Structural Renovation/Additions: (Based on company standard billable hours)


    Average Billable Hours:

      - Load Bearing Wall: 5-7 hours

      - New Carports, Cabanas & Pergolas  5-8 hours

      - Decks: 7-10 hours

      - Windows & Doors: 3-5 hours

      - New Roof: 5-8 hours

      - Concrete Slabs: 5-10 hours


Structural Repairs: (based on company standard billable hours may vary in regards to the complexity of repair)


   Average Billable Hours:

      - Foundations: 5-10 hours

      - Wall Repair: 5-7 hours

      - Roof Repair: 6-10 hours

      - Concrete/Stucco/Minor Details: 5-7 hours

Standard Engineering Letters:


A standard engineering letter serves as an engineer's commentary on the structural integrity of planned or completed work. It may include observations on current conditions, recommendations for potential repairs, specific repair, remodel, and/or construction details, or a professional assessment of overall conditions. Additionally, it may reference building department codes for safety purposes, ensuring compliance with established standards.

Note this letter is FL Licensed P.E signed and sealed and can be used for building department purposes


-Letter with Calculations: 750$

-Letter without Calculations: 500$


Site Visits: Tailored to Your Needs



At S&EE, we understand that each project is unique, and our site visit pricing is designed to be flexible, catering to your specific requirements and the extent of labor needed. Our goal is to ensure that your site visit experience aligns seamlessly with your project goals.


Information Gathering Site Visit for design plans: $375

- This may be conducted by our engineer or a subcontractor.

- During the visit, the engineer will be available via video call to confirm proper information gathering for plan creation.

- some cost of site visit is typically deducted from the cost of the plans. 


On-Site Engineer Visit: $500

   - If the engineer himself is required to be on-site, this fee includes:

   - On-site consultation to address your concerns and queries.

   - An informal letter of findings detailing observations and initial recommendations.*

Standard Engineering Letter with Site Visit: Additional $250


If you opt for a sealed standard engineering letter accompanying the site visit, it encompasses:


-Relevant photos, building codes, and proposed repairs.

-The report is officially signed and sealed by our licensed engineer.


Please note that the site visit pricing is customized to your needs, ensuring you receive the specific level of service required for your project. Trust S&EE to deliver tailored solutions with expertise and attention to detail.



Plan Reviews


For review-only plans:

  • Hourly Rate: Plans subject to our hourly rate (additions, renovations, repairs, and engineering letters) are priced at 45-50% of our regular pricing. For example, a $1000 project could cost between $450 to $500 for review only.


  • Square Footage Rate: Plans priced by square footage (new design builds) are charged at a flat rate of $2.50 per sq ft if they need drafting by us. However, if you provide fully drafted plans with engineering details and calculations, we use our discounted rate of $2.00 per sq ft for review. From there, we apply additional discounts as needed.


We offer flexibility in the review process, including options such as Zoom calls with a drafter or project manager, DWG files, or PDFs with red lines/comments.

Our average turnaround time is 5-7 business days, and our payment structure is negotiable/flexible for plan reviews.



Architectural Drafting Services:


Set at an hourly rate of 125$/HR:


we can provide architectural drafting services & design plans for non-structural remodels such as kitchens, bathrooms, non load bearing walls, and layouts.


*Note: this pricing is only for plans that do not require any structural engineering designs or calculations.
